Contact us to help fight MFRMLS from eliminating Pre-Construction Listings
On May 20th, 2018, the MFRMLS announced that it was eliminating the Pre-Construction Status from listings beginning on June 20, 2018. The decision to do so was made without any input or discussion from the members of the MFRMLS, and was a decision solely made by an anonymous committee. As expressed by staff members at MFRMLS the reason for eliminating the Pre-Con category was that they received too many complaints from Realtor members.
To date, no one at MFRMLS will confirm how the decision came about, how much discussion internally occurred, and whether or not there was any dissension among the committee members.
The elimination of pre-construction listings removes over $750 MILLION in listings from the inventory of homes available on the MLS. (That figure is based on a single day snapshot of active and 30-day pending homes in the MLS). The decision is comparable to going to McDonald’s and discovering that they eliminated the fish sandwich because some customers were confused and thought it was a hamburger. Or, going to the grocery store and finding one aisle with the shelves stripped bare because a few customers complained that that particular aisle confused them.
The MFRMLS is trying to encourage builders to use the Builders Update tool - however that tool is not popular, difficult to navigate, and CONSUMERS rarely, if ever, visit nor can they readily find the site. WHY HAVE TWO TOOLS TO FIND THE HOMES THAT OUR CLIENTS WANT WHEN ONE CAN SUFFICE? An interesting question that can be posed is whether any committee members or the MLS itself are eliminating pre-con listings to force builders to use Builders Update because they are receiving compensation, discounts, or like-kind trades to the benefit of the Board but not to the paying members.
The elimination of Pre-construction has been placed on hold for the time being to gather feedback, so now is the time to act and make your voice heard.
